February brought a shift in the San Diego housing market during mid-winter, with home sales slowing year-over-year while inventory levels climbed. A strong pool of Buyers and Sellers fueled demand despite higher home prices and interest rates, as annual sales trailed slightly behind last year.

Detached home sales fell 2.5 percent year-over-year in February 2025 compared to February 2024, marking the first decline in four months. Attached homes, including condos and townhomes, saw a steeper 15.3 percent decrease in sales over last year. Homes took less time to sell, averaging 23 days on market, down from 28 days a year ago.

Even with a dip in sales, San Diego home prices keep climbing, though at a more measured pace than the peak frenzy of recent years. The median sale price for detached homes rose 5.9 percent year-over-year to $1,074,589. Attached homes, such as condos & townhomes, saw a 3.1 percent increase, bringing the median sale price to $675,000.

Housing inventory growth accelerated in February, offering buyers more options. Detached home listings expanded by 27.5 percent, while attached homes – including condos and townhomes – surged 47.1 percent. This increase in available properties is helping to balance the market, though ongoing demand continues to keep prices elevated due to limited overall housing supply.

This trend reflects growing Buyer demand for larger homes with more space, at a price per square foot that stretches further than in the coastal regions.
