As 2025 begins, the San Diego housing market carried steady momentum in January, driven by increasing inventory and growing demand. With the holiday season behind us, more Buyers and Sellers are jumping back into the market, reviving their real estate plans for the new year. Detached home sales saw a marginal lift, while attached home sales of condos & townhomes dipped slightly compared to last year.

Detached home sales rose 5.1 percent year-over-year in January 2025 compared to January 2024, marking another month of gains. Attached homes, including condos and townhomes, saw a 4.3 percent decrease in sales over last year during January 2024. The average time on the market for all properties extended to 31 days before selling, up from 27 days on market the previous year.

Despite more homes hitting the market in January, San Diego home prices continue to rise — though at a slower pace than during the frenzy a few years ago. The median sale price for detached homes climbed 7.3 percent year-over-year to $1,048,600. Attached homes, such as condos & townhomes, saw a 2.3 percent increase, reaching a median sale price of $665,000.

Housing inventory growth remains a key trend, giving Buyers more choices. Detached home listings expanded by 21 percent, while attached homes – including condos and townhomes – saw an even more significant increase of 40.7 percent. This broader selection of available listings is easing some competition, yet prices remain elevated due to ongoing demand and limited overall housing supply.

These areas represent some of the most popular housing markets around Inland San Diego with suburban & semi-rural homes for sale that have more affordable properties available, as compared to neighborhoods just West of I-5 along the coast. They highlight a shift toward larger homes offering more square footage for the price, outside coastal areas of San Diego.
