The San Diego housing market picked up speed in June, as closed sales climbed and new pending sales activity carried strong momentum into early summer. Buyers stayed active across a wide range of price points, while Sellers benefited from steady price gains fueled by healthy demand.

Market conditions remained divided by property type for the seventh consecutive month. Detached homes contended with limited resale inventory, while condos and townhomes provided Buyers with a broader mix of available listings and more flexibility across many San Diego neighborhoodsreal estate housing market trends update prices in san diego june 2026

Closed sales accelerated compared to last year in June 2025. Detached home sales jumped 10.9 percent year-over-year, while attached properties, including condos and townhomes, increased 6.7 percent. Detached homes sold 3.0 percent faster than one year ago, averaging 32 days on market, while attached housing required 10.3 percent more time to sell at 43 days.

Pending sales activity also stayed strong heading into the second half of the year. New contracts rose 4.6 percent for detached homes and surged 13.7 percent for attached homes, reflecting broad Buyer engagement across San Diego real estate despite ongoing affordability challenges.  housing market trends update prices san diego june 2026 portia green realtor compass mission valley principal agent sdhousingmarketdotcom

June 2026 San Diego Housing Market Update

Home sale prices grew in June, with both detached and attached homes posting year-over-year price gains.

The median sale price for detached homes reached $1,125,000, representing a 5.1 percent increase from June 2025. Rising prices alongside stronger sales activity illustrate how limited inventory bolsters home prices across much of the San Diego housing market.

Attached housing also advanced, although at a more measured pace. The median sale price for condos and townhomes climbed to $670,000, a 1.1 percent increase compared to one year ago. That steady home price growth gives Buyers a practical path into San Diego homeownership while preserving opportunities to build long-term equity.  june 2026 san diego housing market detached sales data sdar portia green realtor compass mission valleyjune 2026 san diego housing market attached sales data sdar portia green realtor compass mission valley

Housing inventory trends diverged further, with detached inventory remaining exceptionally lean while attached inventory held nearly steady.

The number of detached homes available for sale declined 26.1 percent compared to June 2025, keeping inventory tight throughout much of San Diego County.  Meanwhile, attached inventory edged up just 0.5 percent, giving condo and townhome Buyers slightly more choice among available units for sale.

Months of supply reinforced that trend. Detached housing recorded a 29.4 percent decline year-over-year, while attached housing decreased 4.8 percent. Even with inventory moving in different directions, both markets offer meaningful opportunities depending on property type, location, and pricing strategy.  san diego housing market stats june 2026 real estate data insights portia green realtor compass sdhousingmarketdotcom
