The San Diego housing market saw mixed momentum in March, with overall home sales activity down from a year ago, but new listings and Buyer interest gaining traction. As the inventory of homes available for sale continues to build, more buyers are re-entering the San Diego real estate market despite higher price tags and interest rates.
Detached home sales dropped 7.8 percent year-over-year in March 2025 compared to March 2024. Attached homes, including condos and townhomes, saw a 10.8 percent decrease. Homes also sold more slowly in March, with the average time on market for detached properties rising 50 percent to 27 days on market, up from 18 days a year ago.
March 2025 San Diego Housing Market Update
While fewer homes sold in March, San Diego home prices continued to rise, supported by steady Buyer demand and home values holding firm despite eased competition. The median sale price for detached homes reached $1,083,750, a 3.2 percent increase year-over-year. Attached homes, such as condos & townhomes, also climbed 1.5 percent, with a median sale price of $679,950.
Housing inventory growth remained a key factor shaping the early spring market in San Diego. Detached home listings increased 31.5 percent, while attached homes – including condos & townhomes – jumped a staggering 60.9 percent from a year ago. This expanding selection of available properties gives Buyers more breathing room, even as home values hold firm due to steady demand for move-in ready homes.
