The San Diego housing market closed out 2025 with a steady pace in December, as home sales activity held firm while sold prices inched up slightly across much of the county.
San Diego home Buyers re-engaged through year-end, particularly with detached homes, even as seasonal holiday slowdowns typically take hold. Sellers in San Diego are moving into 2026 with sharper expectations, aware that strategic pricing and property condition still separate listings that move from those that linger.
Detached home sales edged down 0.3 percent year-over-year in December 2025 compared to last year in December 2024. Attached home sales, including condos and townhomes, declined 8.6 percent over the same period. Marketing timelines stretched modestly, with detached homes averaging 10.0 percent longer days on market year-over-year and attached homes up 24.4 percent.
December 2025 San Diego Housing Market Update
Home prices ticked up to close the year. The median sale price for detached homes rose 5.0 percent year-over-year to $1,050,000, signaling continued resilience in San Diego’s detached housing market despite softer transaction volume.
Attached homes posted gains as well, with the median increasing 3.0 percent to $680,000. Even with fewer closed sales, pricing held firm in many condo and townhome communities, particularly where inventory remains balanced and location drives demand.
Housing inventory patterns continued to split by property type in San Diego during December. Detached inventory decreased 7.1 percent year-over-year, with months of supply down 5.6 percent. Attached inventory moved in the opposite direction, increasing 10.0 percent year-over-year, while months of supply rose 13.6 percent. This divergence continues to create very different negotiating conditions between detached homes and attached properties across San Diego County.
