The San Diego housing market shifted into a cooler rhythm in November, with closed sales pulling back while inventory trends split across property types.
San Diego home Buyers remained active but more selective, even as interest rates improved slightly and remained relatively stable. Sellers are navigating longer marketing times, understanding that accurate pricing and strong appeal remain critical in this environment.
Detached home sales declined 8.4 percent year-over-year in November 2025 compared to last year in November 2024. Attached home sales, including condos and townhomes, fell 6.0 percent over the same period. Homes took longer to sell across the board, with detached properties averaging 19.4 percent longer days on market year-over-year and attached homes up 30.3 percent.
November 2025 San Diego Housing Market Update
San Diego home prices moved in opposite directions in November. The median sale price for detached homes increased 2.9 percent year-over-year to $1,050,000, signaling that well-positioned single-family homes continue to command strong pricing despite slower sales volume.
Attached homes, including condos and townhomes, saw the median price dip 1.5 percent to $660,000. While demand has not disappeared, Buyers in this segment are negotiating more aggressively as selection improves.
San Diego housing inventory patterns also diverged in November. Detached inventory decreased 2.3 percent year-over-year, while months of supply edged down 4.3 percent. Attached inventory, however, increased 14.5 percent year-over-year, with months of supply rising 14.8 percent. This widening gap is shaping very different conditions depending on the property type.

These Inland San Diego markets continue to attract Buyers focused on larger lot size and more pricing flexibility per square foot compared to coastal inventory. Even as overall sales soften, these submarkets remain consistently active.
