Detached home sales increased 4.5 percent year-over-year in October 2025 compared to last year in October 2024. Attached home sales, including condos and townhomes, rose 2.3 percent over the same period. Homes continued to take longer to sell, with detached properties averaging 23.5 percent longer days on market year-over-year and attached homes up 12.5 percent.
October 2025 San Diego Housing Market Update
San Diego home prices trended modestly lower in October as inventory expanded and marketing times lengthened. The median sale price for detached homes declined 3.4 percent year-over-year to $1,005,000, reflecting softer pricing pressure in the single-family segment.
Attached homes, including condos and townhomes, also saw prices ease, with the median slipping 2.8 percent to $660,000. Even with this adjustment, demand for attached homes remained steady, supported by relative affordability and improved rate conditions.
Housing inventory continued to rise heading into late fall. Detached home listings increased 4.5 percent compared to last year, while attached inventory climbed 15.4 percent year-over-year. Supply remained flat for detached homes but increased 16.7 percent for attached homes, giving Buyers more flexibility while Sellers face a more competitive pricing environment.
