Detached home sales fell 5.2 percent year-over-year in May 2025 compared to last year in 2024. Attached home sales, including condos and townhomes, declined 14.0 percent. Homes sold at the same pace as this time last year, with detached properties averaging 18 days on market in both May 2025 and a year ago in May 2024.
May 2025 San Diego Housing Market Update
Despite slower sales activity, San Diego home prices inched upward in May compared to the same time last year. The median sale price for detached homes rose 0.9 percent year-over-year to $1,100,000. Attached homes, such as condos and townhomes, saw a 1.1 percent increase, with the median sale price reaching $690,000.
Inventory continued its upward climb this spring. Detached home listings increased 25.6 percent from last year, while attached inventory – including condos & townhomes – grew 49.8 percent from a year ago. This steady supply shift of new listings available for sale is giving Buyers more breathing room, even as price trends show subtle upward pressure.
