Inventory trends remained split by property type, while home sale prices edged upward despite affordability pressure and uneven supply across the County.
Homes entering the market with realistic pricing, move-in ready condition, and strong curb appeal captured the most activity during April. Detached homes across San Diego still faced tighter inventory conditions, while attached housing like condos and townhomes offered more selection and a slower pace in several neighborhoods.
Closed sales dipped slightly year-over-year during April 2026 compared to last year in April 2025. Detached home sales declined 3.5 percent, while attached properties, including San Diego condos & townhomes, dipped 1.6 percent. Listings also spent more time on the market, with days on market rising 9.4 percent for detached homes and 24.2 percent for attached properties.
Pending sales painted a much more active picture heading deeper into the Spring housing market. New pending contracts increased 6.7 percent for detached homes and surged 13.8 percent for attached homes across San Diego County, signaling stronger forward activity as more Buyers resumed touring homes and writing offers.
April 2026 San Diego Housing Market Update
Home prices across San Diego appreciated in April, although detached homes once again outperformed attached housing in price growth and demand. The median sale price for detached homes rose 2.3 percent year-over-year to $1,100,000, reflecting steady activity in many San Diego neighborhoods.
Condos and townhomes also posted gains during April. The median sale price for attached homes increased 1.5 percent to $680,000, showing that attached housing demand remains steady even as affordability drives decisions throughout the County.
Housing inventory trends diverged further between property types in April. Detached housing inventory tightened sharply, falling 22.4 percent year-over-year and constraining the number of homes for sale in many communities. Attached inventory moved slightly higher by 1.1 percent, giving condo & townhome Buyers a wider range of choices compared to detached housing.
Months of supply reflected this divide. Detached homes saw a 23.3 percent decrease in months of inventory, while attached housing dipped 2.7 percent. These supply constraints create leverage across San Diego, particularly for high-demand areas along the coast and pockets with scenic views.
