The San Diego housing market shifted slightly in February, as closed sales cooled while home price trends continued to split between detached homes and the condo & townhome market. Even with improved affordability from lower interest rates, overall transaction volume moved at a measured pace as Buyers remained selective and Sellers continued adjusting to the early-year market rhythm.

Buyer interest held steady across much of San Diego County during February 2026, particularly for move-in ready homes priced in line with recent comparable sales. Detached home closed sales declined 2.0 percent year-over-year in February 2026 compared to last year in February 2025. Attached home sales, including condos and townhomes across San Diego, fell 11.6 percent over the same period. Marketing times lengthened as well, with days on market rising 10.8 percent to 37 days on market for detached homes and climbing 22.0 percent to 50 days on market for attached homes.

Pending sales offered a small signal of forward momentum. Housing inventory tightened further throughout San Diego during February 2026. Detached home inventory decreased 19.1 percent year-over-year, while months of supply dropped 20.8 percent. Attached inventory declined 10.1 percent, with months of supply falling 6.7 percent compared to the same time last year.
