• Sales Ease, Prices Diverge •
The San Diego housing market shifted slightly in February, as closed sales cooled while home price trends continued to split between detached homes and the condo & townhome market. Even with improved affordability from lower interest rates, overall transaction volume moved at a measured pace as Buyers remained selective and Sellers continued adjusting to the early-year market rhythm.
Buyer interest held steady across much of San Diego County during February 2026, particularly for move-in ready homes priced in line with recent comparable sales. Well-aligned listings continue to generate early interest, while others take longer to find the right Buyer as the market weighs price points and condition.
Detached home closed sales declined 2.0 percent year-over-year in February 2026 compared to last year in February 2025. Attached home sales, including condos and townhomes across San Diego, fell 11.6 percent over the same period. Marketing times lengthened as well, with days on market rising 10.8 percent to 37 days on market for detached homes and climbing 22.0 percent to 50 days on market for attached homes.
Pending sales offered a small signal of forward momentum. New pending contracts ticked up 0.3 percent for detached homes and 0.4 percent for attached properties during February, suggesting a modest pipeline of future closings as the Spring home buying season approaches in San Diego.
February 2026 San Diego Housing Market Update
San Diego home prices showed a familiar split between property types during February. The median sale price for detached homes rose 2.1 percent year-over-year to $1,089,795, reinforcing continued stability for detached homes across many neighborhoods in San Diego County.
Attached housing moved in the opposite direction. The median price for condos and townhomes declined 2.2 percent to $660,000, reflecting softer pricing in segments where Buyers have more choices and negotiating room across several San Diego condo communities.
Housing inventory tightened further throughout San Diego during February 2026. Detached home inventory decreased 19.1 percent year-over-year, while months of supply dropped 20.8 percent. Attached inventory declined 10.1 percent, with months of supply falling 6.7 percent compared to the same time last year.
These shifts in supply continue to shape pricing leverage depending on the specific property type, neighborhood, and condition of each home listed for sale in the San Diego housing market.

Most Expensive House Sold in San Diego February 2026
The most expensive house sold last month during February 2026 in San Diego County was a secluded resort-style estate tucked into the rolling hills of Rancho Santa Fe, surrounded by more than four guarded acres of tropical landscaping and quiet garden courtyards.
