The San Diego housing market posted a standout July, with closed sales outpacing last year’s totals for both detached and attached properties. Strong Buyer demand powered July home sales, creating ideal conditions for Sellers to capture peak pricing and quick closings in the detached home market.
Market conditions forked by property type for the eighth consecutive month. Detached inventory plunged, helping prepared Sellers capture continued home value growth. At the same time, attached units like condos & townhomes handed Buyers a wider selection across many San Diego neighborhoods.
Pending sales eased after a strong June. New contracts declined 2.5 percent for detached homes and 5.0 percent for attached properties, as the San Diego real estate market settled into a calmer mid-summer pace. Even at a more measured rate, closed sales surpassed last year across both property types.
Buyers closed 2.4 percent more detached-home purchases than in July 2025, while attached sales climbed 12.8 percent. Detached homes sold 8.3 percent faster than one year ago in July 2025, averaging 33 days on market. Attached homes averaged 43 days, up 2.4 percent.

July 2026 San Diego Housing Market Update
San Diego home prices rose in July, with both detached and attached homes posting year-over-year gains, even as new listings and pending sales slowed.
The median sale price for detached homes reached $1,150,000, a 4.6 percent increase from July 2025. Sellers also received 98.6 percent of original list price on average. Homes priced in line with recent nearby sales drew eager interest and sold close to asking price.
The median price for condos and townhomes rose 1.4 percent to $659,000. Attached homes paired a lower price point with steady home value growth in many San Diego neighborhoods, giving Buyers room to build equity over time.
July housing inventory trends broke in two across San Diego County. Detached supply fell further, while attached inventory remained close to last year.
The number of detached homes for sale declined 24.7 percent year-over-year. Scarce detached supply kept well-priced, move-in ready homes in demand. Attached inventory increased 1.1 percent, holding the supply of available condos and townhomes stable even as closed sales climbed.
Attached months of supply decreased by 4.7 percent, as active market demand absorbed new options. Detached months of supply fell 26.5 percent from July 2025. This split created a clear advantage on each side. Detached-home Sellers could lean into tight supply, while attached-home Buyers gained a steady pool of choices.

North County captured seven of the eight highest home sales totals during July 2026. Oceanside North led the county as established suburbs continued drawing steady Buyer activity at a practical price per square foot. Downtown San Diego joined Carlsbad Southeast and Escondido North in a three-way tie with 51 sales.
